1. What makes Macsun Homes different from other custom home builders?

Macsun Homes brings architecture, design, and construction together under one team. Our integrated design-build approach allows us to consider design, budget, constructability, and the way you want to live from the very beginning, creating a more cohesive and personalized home-building experience.

2. What areas does Macsun Homes serve?

Macsun Homes builds custom luxury homes throughout the Dallas–Fort Worth area, with a focus on Dallas, Rowlett, Rockwall, Heath, Collin County, and surrounding communities.

3. Do you provide architectural design as well as construction?

Yes. Architecture is an integral part of our design-build process. As a co-founder of Macsun Homes, Randy Mao serves as our architect, allowing architectural design and construction to work together under one team from the very beginning. Rather than requiring clients to coordinate separately between an architect and builder, Randy works directly alongside our construction team from initial concepts and architectural plans through construction and completion. This integrated approach creates a more seamless experience while ensuring each home is thoughtfully designed, buildable, and uniquely catered to our clients.

4. Can you build on a lot I already own?

Yes. If you already own a property, we can evaluate the site and help determine how its size, orientation, topography, utilities, easements, setbacks, and local requirements may influence the design of your home.

5. How much does it cost to build a custom luxury home?

Macsun Homes operates on a Cost-Plus basis, ensuring transparency with clients seeing actual costs plus a percentage fee. Payments align with project progress. The cost of a custom home varies considerably based on size, architectural complexity, site conditions, materials, finishes, and the level of customization. During the design and estimating process, we work with our clients to establish a realistic project budget and make informed decisions as the design develops.

6. How long does it take to design and build a custom home?

Timelines vary depending on the size and complexity of the home, permitting requirements, selections, and site conditions. A custom home typically involves several months of design and preconstruction followed by the construction phase. We establish a more detailed project schedule as the design develops.

7. When do you establish the construction budget?

Budgeting begins early in the design process rather than waiting until the plans are complete. This allows us to evaluate design decisions as they're made and work toward aligning the architecture, finishes, and scope with the client's overall investment goals.

8. Can I be involved in designing my home?

Absolutely. Collaboration is a major part of our process. We take the time to understand how you live, what you value, and what you envision for your home so those priorities can influence everything from floor plan and flow to finishes and architectural details.

9. Can you work with an architect or designer I already have?

Yes. While our integrated design-build service offers the greatest continuity from design through construction, we're happy to discuss projects where an architect or designer is already involved and determine the best way for our teams to collaborate.

10. How do you handle changes during construction?

When changes arise, we review their impact on cost, schedule, and construction before proceeding. Our goal is to keep clients informed so decisions can be made with a clear understanding of how they affect the overall project.
